A buyer’s comparison
Samaná or Punta Cana / Cap Cana: where to buy
One is a peninsula in the northeast, its bay ringed by green mountains and visited by humpback whales every winter. The other is the country’s best-known resort coast, where Cap Cana, a private, master-planned community, lies about ten minutes from its airport. This guide sets them side by side, from the runway to the official projects of the next five years.
Illustration
From Santo Domingo the two look alike on paper. Samaná is about two and a half to three hours away by road, Punta Cana about two and a half. There the likeness ends.
Travel from Punta Cana to Samaná and the scene changes: the long run of white sand and mostly all-inclusive hotels gives way to green mountains, mangroves, caves and waterfalls, and to a bay the humpback whales return to every winter. The rooms below set the two side by side: the coasts, the way in, the year, what a buyer finds, the official projects ahead and the reasons to choose each.
The short answer
- Samaná Peninsula
- Samaná suits a buyer who wants nature and land: a bay ringed by green mountains, tropical rainforest and waterfalls, humpback whales every winter, and a few large resorts among villas, residences and an ecolodge.
- Punta Cana & Cap Cana
- Punta Cana and Cap Cana suit a buyer who wants the resort coast and the airport most foreign visitors fly into: more than 50 km (about 31 miles) of white-sand beaches and, in Cap Cana, a private, master-planned community with golf and a marina.

Three places, two coasts
Illustration
Samaná is a single peninsula with its bay; the east holds two places that are easily confused, the resort coast of Punta Cana and, within that area, the private community of Cap Cana. The map below shows Samaná, Dominican Republic, and the eastern tip, with both airports and the roads from Santo Domingo.
Samaná Peninsula
The Samaná Peninsula, in the Dominican Republic’s northeast, is where sea, mountains and tropical rainforest meet. Its bay is ringed by green mountains, its land holds mangroves, caves, waterfalls and karst, and the Ministry of Tourism calls the peninsula the natural sanctuary of the Caribbean. Los Haitises National Park, known for its karst formations, is part of the same natural landscape.
The peninsula has more than one character. Las Terrenas has white-sand beaches, among them Playa Bonita, Cosón, Las Ballenas and Punta Popy, and a cosmopolitan air, with a mix of cultures, international food and nightlife. At Las Galeras lies Playa Rincón, which the ministry lists among the country’s most beautiful beaches. Then come Cayo Levantado and the El Limón waterfall, reached on horseback or on foot.
Punta Cana & Cap Cana
Punta Cana, on the country’s eastern tip, is its best-known resort destination, with more than 50 km (about 31 miles) of white-sand beaches and Bávaro as the main resort beach. Its hotels are mostly all-inclusive resorts, and the Central Bank reads the airport’s share of foreign arrivals as a sign of demand for exactly that kind of sun-and-beach holiday.
Cap Cana is a different kind of place: a private, master-planned community on the east coast, about ten minutes from Punta Cana International Airport. It has Punta Espada, a Jack Nicklaus Signature golf course, and a marina that hosts sport-fishing tournaments and has received small luxury cruise ships since 2017. The Ministry of Tourism counts it as part of the Punta Cana destination, naming Hoyo Azul, Playa Juanillo and Cap Cana Harbor & Marina among the area’s highlights.

Getting there

The airports alone set the two sides apart. Punta Cana’s takes seven in ten of the foreign visitors who fly into the country; Samaná’s El Catey, a little over one in a hundred.

Samaná Peninsula
The airport code for Samaná, Dominican Republic, is AZS: El Catey International, which the Ministry of Tourism calls the gateway to the peninsula. From January to September 2026 it took 1.1% of all foreign non-resident air arrivals in the country, 63,672 people, by the Central Bank’s count.
By road, Samaná is about two and a half to three hours from Santo Domingo on Route 7, the Santo Domingo–Samaná highway, and the Boulevard Turístico del Atlántico leads on to Las Terrenas along the Bay of Cosón.
Punta Cana & Cap Cana
Punta Cana International Airport (PUJ) operates on another scale. From January to September 2026 it took 70.8% of all foreign non-resident air arrivals in the country, 4,265,401 people, and it connects 81 airports in 26 countries.
By road, Punta Cana is about two and a half hours from Santo Domingo on the Coral Highway. Cap Cana’s location puts it about ten minutes from the airport.

Through the year
Illustration
The two sides keep different calendars: in Samaná, winter belongs to the whales; in the east, the months that matter are the dry ones.
Samaná Peninsula
Every winter, humpback whales come to Samaná Bay, in the Dominican Republic’s northeast. Samaná’s whale-watching season runs from January to March, and in 2026 the Ministry of Environment opened it on January 16, together with a management agreement for the Marine Mammal Sanctuary.
Samaná’s whale-watching tours share the winter with the cruise ships, which call at Samaná in the same season.
Punta Cana & Cap Cana
Punta Cana is warm all year, between 25 and 32 °C (77–90 °F), and its driest months run from December to April.
Samaná’s whale season, January to March, falls entirely within those dry months, so a single winter trip can take in both: the whales in the bay and the driest weather on the east coast.

What a buyer finds
Illustration
On the peninsula, Samaná real estate means nature and land; in the east, a resort coast and a private, master-planned community. None of the sources behind this guide gives a price, rent or forecast for the Samaná or the Punta Cana real estate market, and the guide states none.
Samaná Peninsula
For a buyer, real estate in Samaná, Dominican Republic, begins with the land: a bay ringed by green mountains, tropical rainforest, mangroves and waterfalls. Residences and villas stand beside a few large resorts, a treehouse village and an ecolodge on the Ministry of Tourism’s list of places to stay.
For those who sail, Puerto Bahía Marina on Samaná Bay takes yachts up to 150 feet (about 46 m).
Punta Cana & Cap Cana
Punta Cana real estate sits on the country’s best-known resort coast, where Bávaro is the main resort beach and most hotels are all-inclusive resorts.
Cap Cana is a different proposition: a private, master-planned community whose official site invites readers to explore its residential districts and names Cap Cana Real Estate among its brands. It has its own golf course, Punta Espada, and a marina that has received small luxury cruise ships since 2017.

The next five years

These projects follow two records: 11,676,901 visitors by air and sea in 2025, as reported by the tourism minister, David Collado, and 8,556,415 from January to August 2026, the most ever for those months and 6.9% more than a year earlier, by the Ministry of Tourism’s count. For 2026 as a whole the minister projected about 12.3 million visitors, the source of the “12 million” often quoted, and it remains a projection, not a result.
Port Samaná
Opening planned for November 24, 2026
Port Samaná, a cruise port for the peninsula, is being developed by ITM Group as a public–private partnership with the Dominican Port Authority (Apordom), the Ministry of Tourism, the Ministry of Public Works and other bodies; in March 2026 the works were in their final stage. Its inauguration is planned for November 24, 2026, and the goal is one million passengers by 2030. The Icon of the Seas is expected in Samaná Bay in May 2027, and 1,000 direct and more than 3,000 indirect jobs are projected.
Tourism infrastructure in Samaná province
Reported March 31, 2026
In the Dominican Republic’s Samaná province, the tourism minister said, 2,047 million Dominican pesos had been invested in tourism infrastructure: paving, storm drainage, streets, churches and parks.
29 streets and the peninsula’s roads
Announced March 31, 2026
The government announced it will pave 29 streets around the Arroyo Barril cruise terminal, about 6 km (some 4 miles), at a planned cost of 185 million Dominican pesos, as works ahead of the port’s opening. The President also asked for faster road repairs on the peninsula.
Punta Cana airport’s record year
2025
By its own account, Punta Cana airport closed 2025 with consecutive records of flights and passengers: more than 11 million passengers, 9.9% more than in 2024, and 35,092 flights, with three weekly records in a row in December 2025, at 812, 896 and 900 flights a week. Opened in 1983, it describes itself as the world’s first privately owned airport for international commercial use.
Terminal works at Punta Cana airport
2026
The airport kept improving its terminals in 2026: in Terminal A, check-in partly reopened from July 15, 2026, while works there continued.
These are plans and records, not promises. Whether Port Samaná opens on the planned date, whether it reaches its 2030 goal, and what any of these works will change on either side is not known.
